A recent job was for two units, post modern design, 25 squares each. The Finishing Touch supplied 44 metres of parapet moulding, model # EP28, size 170mm x 90mm, 72 metres of window architrave, model # W22, size 100mm x 30mm, 28 metres of window sill WS5, size 130mm x 70mm, 84 metres of quoining panel model # Q300, size 320mm x 30mm and 90 metres of stringer, model # S60, size 60mm x 45mm. The elegance extended to the streetscape with Georgian pier caps, three 490mm x 490mm, and five custom sized 970mm x 490mm.

In Glen Waverley a French provincial, 55 square home was beautifully finished in decorative mouldings. 72 metres of eave parapet moulding, model # P8300, size 300mm x 235mm, a balcony arch made from parapet moulding, model # P8300, size 300mm x 235mm and 24 metres of quoining panel, model # Q300, size 320mm x 30mm created a decorative finish. Eight windows were adorned with 56 metres of architrave, model # W1100, size 100mm x 45mm,with a keystone Key150, size 150mm x 120mm. Two chimneys make a handsome statement with 18 metres of chimney moulds, model # P8155, size 155mm x 120mm,

Ever popular pier caps were supplied for a French provincial home in Glen Waverley. The streetscape was improved with nine pier caps, 7 x small French 490mm x 490mm and 2 x small French custom sized 480mm x 960m.

A house in Ballarat, under development, will have a highly decorative finish with the addition of 350 metres of architrave, model # W19D, size 120mm x 55mm, 261 metres of eave moulding, model # PE16, size 160mm x 150mm, 201 metres of custom design plinth 800mm x 30mm around perimeter of the base and 88 metres of window sill model # WSR1, size140mm x 210mm.

A house in Red Hill on the Mornington Peninsula, will be undergoing an exotic addition with eighteen columns, round, plain, tapered with 300mm Doric base and 250mm Tuscan capital for each column.

The end of the year approaches and the Finishing Touch are proud of the quality of the decorative mouldings they have supplied to builders in Melbourne, Victoria and some interstate during the year. This month we have supplied decorative mouldings for some interesting builds.

In Camberwell a 60 square metre, French provincial style house features 43 metres of custom made dome shape architraves, sized 100mm x 50mm supplied by the Finishing Touch. Also supplied were 74 metres of parapet, model # P8350, sized 350mm x 280mm and 27 metres of stringer, model # S60, sized 60mm x 45mm.

A three storey, post modern house in Mount Burnett, Victoria looks resplendent with eleven square, tapered columns, sized 350/290mm, with Tuscan capitals and Doric bases. The build was finished with 25 metres of parapet, model # P8250, sized 250mm x 195mm, 20 metres of parapet, model # P8120, sized 120mm x 90mm, 107 metres of parapet, model # P8300, sized 300m x 235mm and eight metres of stringer, model # S1R4, sized 90mm x 70mm.

In North Balwyn a Georgian style house was finished with 38 metres of parapet moulding, model #P79GGEO, sized 225mm x 165mm in the Georgian style, 11 metres of stringer, model # S1RV, sized 90mm x 70mm, 131 metres of flatband for the architraves, model #M120, sized 120mm x 30mm, for the first floor. On the ground floor 65 metres of flatband, model # M25, sized 150mm x 30mm was used to create six arches above doorways, as well as being used for garage mouldings.

Two units, in the post-modern style, each 35 squares, in Camberwell were supplied with Finishing Touch mouldings. 117 metres of flatband was used to create window architraves, using model # DGB1003, sized 100mm x 30mm, with 45 metres of window sill, model #WS15, sized 130mm x 65mm to decorate the windows. Parapet eaves were supplied, with 108 metres of model # PE8 , sized 150mm x 240mm and 143 metres of parapet moulding , model #P7270 for the ground floor, sized at 270mm x 145mm.

Use Decorative Mouldings To Create A Stylish Façade

The Finishing Touch have just completed a project for an owner/builder on their forty square post-modern home at 14 Jackson Street, Forrest Hill, supplying decorative mouldings.
The house façade was much enhanced with the addition of 17 metres of under gutter moulding, model # PE70, sized 70mm x 70mm, 32 metres of parapet moulding, model # P8200, sized 200mm x 155mm, 7 metres of stringers, model # S1R4, sized 90mm x 70mm and 9 metres of parapet moulding, model # P8250, sized 250mm x 195mm, used around the balcony. The eight windows were beautifully finished with 72 metres of window arches, model # W1100, sized 100mm x 45mm which also extended to the two garage doors and were completed with 22 metres of window sills, model # WS5R2, sized 210mm x 140mm. A 30 square, Victorian style single storey house in Sale was also supplied with high quality decorative mouldings for an owner/builder. The 28.8 metres of under gutter moulding, model # PE70, sized 70mm x 70mm, 17 metres of plinth, model # DGBL300, sized 300mm x 40mm, 15 metres of stringer, model # SGR2, sized 55mm x 27mm, 43.2 metres of small parapet, model # P4125, sized 125mm x 120mm, 24 metres of quoining, model # Q300, sized 320mm x 30mm and 22 corbels will add considerably to the decorative finish of this stylish build. Increasing Housing Supply

The Property Council of Australia welcomed a report released in December 2016 on housing affordability, saying governments need to focus on solutions that will make a difference to housing affordability for all Australians. The report was released by CoreLogic and Australian National University showing an increasing gap between household income and the amount needed for a 20 per cent deposit to purchase a home.

“This new report shows the problem for all to see – now we need solutions that will make a difference, not political distractions,” said Ken Morrison, Chief Executive of the Property Council. “Real solutions are required to ease housing prices for home buyers – and that is largely through increasing the supply of housing.” Melbourne house prices are 30% cheaper than Sydney prices and Melbourne has had 112,000 more building approvals over the last decade, illustrating that more supply results in lower prices. However, although Sydney has the highest shortage, Melbourne still needs more housing to meet demand.

The other factors that affect housing supply are unnecessary delays and costs, which drive up the costs of new dwellings.  Ken Morrison said that all levels of government, Commonwealth, State and Territories, need to take responsibility and strike a deal to incentivise reform to fix the housing supply problem.

It would certainly be good news to builders and suppliers to the building industry to see governments working together to help increase housing supply. The Ai Group and Housing Industry Association Performance of Construction Index (PCI) rise in February 2017 to 53.1 showed a pleasing increase in construction activity for housing, but the current forecast by HIA predicts a drop, levelling out to 172,000 dwelling construction starts in 2018. However, HIA also reported that demand associated with population growth remained reasonably robust, particularly in Melbourne, and that new house construction would remain at historically healthy levels despite dropping back from the record levels of today. Apartment and town house constructions would be the most contracted, falling from 111,810 to 69,940 starts. Detach house construction would be less affected, with starts dropping from 116,420 to 104,440.

A two storey, post-modern home in Maude Avenue, East Doncaster was enhanced by French provincial window architraves and matching sills, with feature window headers over the lower storey windows and garage windows. The entrance was decorated with feature architraves with rivets and French provincial parapets and under gutter moulds created an elegant finish to the house.

March
Three units in Kenmare Street, Mont Albert were given a stunning finish with six arches and two keystones, parapet mouldings and French provincial style window mouldings.

A two storey, 60 squares home in Balwyn with a Georgian influence is simply splendid with columns, arched windows and a very grand portico topped with a gabled area and plaque

October
Two units with French styling influence, each forty squares, in Kenmore Road, Mont Albert were decorated with nine arches featured at the front, crafted from flatband mouldings. Further decorative mouldings were under gutter mouldings together with flat band mouldings, windowsills, parapet mouldings and quoinings.

November
A post-modern, single level home of fifty squares in Kings Meadows, Tasmania was supplied with specific custom sized mouldings including parapet mouldings, measuring 140mm x 140mm, over the portico, eave parapets, measuring 170mm x 180mm, window architraves measuring 90mm x 30mm and window sills, measuring 100mm x 60mm.

A post-modern, two storey house of forty squares at 9 Oak Cres, Lower Templestowe in the French provincial style has been gracefully finished with the addition of two different French provincial style parapets and French provincial style stringers installed 400 ml below one of the parapets. Windows were decorated with French provincial style window architraves and window sills as well as a window header 2.4 metres long that created a stunning feature above the middle balcony window.

Arches
Arch mouldings are made to follow existing arch lines and can be cut in almost any profile desired. Once a template, with the radius or the span and rise desired for an arch, is supplied it will to be specifically moulded to meet the specifications.
Keystones
Keystones were originally the pivotal point of an arch, they then became highly decorative as well. They come in a large range of sizes to suit different arch spans, whether over a window or an entrance. Style-wise there is a choice of designs from Grecian style scrolls and flourishes to modern, clean lines.
Columns
Column mouldings are made in two halves to wrap around steel or timber posts. They come in four main shapes – round, fluted, square and tapered.  Column capitals are also available for columns and come in a variety of styles including Doric, Ornate or Single Doric with Plinth to suit all four main shaped columns. Columns and column capitals come in a range of sizes, with square columns being able to be made to any custom size.

Decorative Mouldings Create Splendid Mansion and Delightful French Provincial Home

The very splendid Georgian style, 120 square mansion at Sugar Gum Drive, Hillside has been completed with the supply by the Finishing Touch and installation of 150 metres of 600 x600mm profile mouldings as well as 335 corbels on the second floor.  The courtyard and pool area is spectacular with 150 metres of 400 x 400mm profile mouldings and 500 corbels. Architectural decorative mouldings were also installed for twelve arches and headers, window sills and window architraves for ten square windows. Custom made window mouldings were also supplied for a very large feature window measuring 7 metres x 6 metres.

French provincial decorative eave mouldings and four window architraves for the delightful two storey, 50 square French provincial home at 138 Cooper Street, Essendon have been manufactured and installed on the first floor. Quoinings for this storey have been manufactured but are still to be installed.

Quoining panels and corbels for the grand entrance on the ground floor have also been manufactured and are ready for installation, however the construction of the building is still to be completed before they can be installed. The same is true for the picture frame column fascia that will decorate the two rendered brick square columns and the six window architraves and sills. Installation is expected to be completed in the next eight weeks.

Victorian style pier cap mouldings have been completed to create a classic finish to the fence of a house at 19 Thomas Street, Brighton East. Four metres of the custom made pier caps, each measuring 410 x 410mm, were installed.

The Finishing Touch are called upon from time to time to make sets for TV shows or live shows and recently Wantirna College have commissioned them to create foam moulding profiles in polystyrene for their upcoming stage production.

A gorgeous, fifty plus square, two storey home recently built in Nicholson Avenue, Mt. Waverley in the French provincial style owes much of its exterior style to the use of lightweight moulds supplied by The Finishing Touch.  Parapet eave moulds on the upper storey and parapet mouldings for the lower storey with complementary stringer mouldings create a fine finish to the building. Six windows are decorated with architraves whilst arches and keystones adorn the five upstairs windows, creating a stunning façade.

A property currently under development has been designed by renowned, award winning Architect Phillip Mannerheim in the French provincial style. The stunning design for the two storey, sixty square home calls upon the use of decorative architectural mouldings to add a distinguished exterior finish to the house. A grand statement is to be made with a large keystone over the balcony whilst windows are to have a highly decorative finish with French provincial window architraves, feature window blocks either side of the windows and window sill mouldings. Also to be featured are eave parapet mouldings, parapet mouldings between the first and second floor with stringer mouldings 400ml beneath the parapet mouldings.

Once upon a time architectural decorative mouldings for building interiors were made of plaster and Italian Stuccardores created intricately designed ceilings by hand, onsite.  Stucco was used in Victorian times for smooth, evenly coloured house fronts but by the 1860s terracotta became more popular.  Decorative mouldings held an important significance in the value of houses, with elaborate mouldings adding value to the price of a house.

These days decorative mouldings are simpler in design, sometimes recreating the look of bygone eras, as with columns and arches. The greatest advance in modern decorative mouldings has been the development of lightweight mouldings. The Finishing Touch are leaders in this technology. Their lightweight mouldings are created using a high grade computer cut EPS polystyrene. They offer two styles of finish – smooth or sandstone.  The sandstone finish is created by triple coating the mouldings with a multi-part compound, which is reinforced with a triple coating of sand for maximum strength and durability. The smooth finish is achieved by reinforcing the mouldings with fibreglass mesh, then coating with 1 or 2 coats of an impact resistant and flexible polymer modified cementitious render. This coating provides a smooth, durable exterior.

Current building trends use a number of styles, with the French Provincial look being extremely popular. Georgian and Mediterranean styles are also popular as are Post-Modern designs. Decorative mouldings are used to finish buildings and help to achieve the particular styles being applied.
