Current Projects Supplying Lightweight Decorative Mouldings for House Builds

A project was recently completed by the Finishing Touch for an Owner/builder at 12 Kelvin Court, Ringwood North. The post- modern, single storey house of forty squares has 5.4 metres of parapet moulding at the top of the building, across the entrance, model # P8250, sized 250mm x 95mm with 64 metres of a smaller parapet that surrounds the entire perimeter of the house, model # P8200, sized 200mm x 155mm. Five windows have been fitted with window sills, model # WS15, sized 130mm x 5mm and 62 metres of window architraves, model # W1100, sized 100mm x 45mm.

A project presently under development for a house in Balwyn requires 15 metres of parapet moulding, model # P8300, sized 300mm x 235mm and below the larger parapet, 6 metres of a smaller parapet, model # P8250, sized 250mm x 195mm. 4.5 metres in total for three arches, model # W1100, each one measuring 100mm x 45mm adds an eye catching decorative touch to the facade. Nine windows require 45 metres of window architraves, model # W1100, each sized 100mm x 45mm and window sills, model # SR15, each sized 135mm x 185mm. 15 metres of stringer, model# SR4, sized 90mm x 70mm and 50 metres of under gutter moulding, model #PE70, sized 70mm x 70mm completes the job.

Another project under development in North Balwyn is for a French provincial style house with a typical French provincial roof. The build requires 8 metres of parapet moulding, model # P8430, sized 430mm x 335mm, 72 metres of under gutter moulding, model # PE70, sized 70mm x 70mm, and 64 metres of eave moulding, model # PE8200, sized 195mm x 155mm. Thirty five window are to be supplied with window sills, model # WSR15, each sized 135mm x 185mm plus 175 metres of window architraves, model # WDG8XY, each sized 160mm x 50mm. The middle level of the house will be decorated with 45 metres of parapet moulding, model # P8250, sized 250mm x 195mm, whilst the front façade of the home will boast 48 metres of quoining panels, model # Q300, sized 320mm x 30mm – two lines of quoining panels will extend from the roofline to the ground, one a single panel and one a double panel. The front entrance will feature columns and above each column on either side of the entrance single quoining panels will extend to the roofline on the second storey.

Buildings of The Future New Design Approaches

“The 3D printer is significantly disrupting the traditional design role held by the structural engineer but, at the same time, presents exciting new opportunities in how building designers will create, relocate and shape buildings of the future,” said Peter Greaves, Aurecon’s Buildings of the Future Leader. In Aurecon’s white paper ‘Buildings of the Future: science fiction or science fact?’ inspired by interviews with a broad group of professionals across the built environment who were asked to imagine how buildings of the future may look and how they may be created, 3D printers were identified as a major disruptor.

The paper reports that new design approaches are being fuelled by the use of new, flexible construction materials, including composite materials, additive manufacturing concrete, solar polymers and carbon fibre balsa. The traditional architectural limitations of size, weight and shape that the building and construction industry is currently working within is about to change dramatically.

One of the areas of building in which this change is already happening is in the manufacture of decorative mouldings. Innovative companies, such as the Finishing Touch, are using new materials to produce lightweight decorative mouldings that look exactly the same as the traditional building materials of concrete and stone. Manufactured from a high grade computer cut EPS polystyrene, triple coated with a multi-part compound reinforced with sand, the new style decorative mouldings are easier to make, take less time to manufacture and are lighter to transport, offering many savings in building costs.

Busy Month Supply Decorative Mouldings for New Builds, Upgrades and Renos

The Finishing Touch supplied a number of decorative mouldings to complete the build of a post-modern, fifty square home in Glen Iris. Architectural decorative mouldings included an ornamental border frame, model # S6R2, sized 55mm x 27mm, that sits above the balcony as a square picture frame. Eight windows have been attractively finished with 100 metres of window architraves, model# M1, measuring 110mm x 30mm and window sills, model # WS2, measuring 130mm x 70mm. Adding to the handsome façade is 127 metres of parapet mouldings, model # M25813, sized 265mm x195mm and 60 metres of stringer mouldings, model # S1R4, sized 90mm x70mm.

As so often happens, the Finishing Touch have been called in to replace poor quality decorative mouldings that were incorrectly installed on an existing home. The forty square, double storey house in Glen Waverley required a large number of high quality decorative mouldings as replacement. 58 metres of parapet mouldings, model # P4300, sized 300mm x 285mm along with 9.6 metres of parapet mouldings, model # P4400,sized 400mm x 380mm were required. Fourteen windows needed 38 metres of window headers, model # WH1A, measuring 175mm x 170mm, 51 metres of window sills, model # WSR15, measuring 135mm x 185mm and a double architrave combination made up of 70 metres of flatband architraves, model # DGB100, measuring 100mm x 20mm and 80 metres of architraves, model # WDG8XY, measuring 120mm x 50mm. The addition of 48 metres of quoinings, model # Q300, measuring 320mm x 30mm, made for a lovely finish to the façade. Builders now appreciate that the Finishing Touch supply a high quality, long lasting decorative moulding that won’t shrink, warp or fall off, with certified installers and provide a 7 year warranty.

Another existing home in Surrey Hills needed to freshen up its façade, so the Finishing Touch supplied their quality, lightweight mouldings for this three year old, post-modern home of forty squares. The upgrade required 16 metres of parapet mouldings, model # P7180, sized 180mm x 95mm, 16 metres of parapet mouldings, model # P7140, sized 140mm x 75mm and 16 metres of under gutter eave moulding, model # PE70, sized 70mm x 70mm. Ten windows were improved with 22 metres of window sill mouldings, model # WS5R2, sized 133mm x 91mm and 48 metres of flatband moulding, model # DGB1003, sized 100mm x 30mm completed the new look façade.

The conversion of a commercial premises which was formerly a panel shop, in Blackburn Road, East Doncaster required 43 metres of lightweight parapet mouldings, model #P7270, sized 270mm x 145mm.

Altogether it’s been a busy month in May as the Finishing Touch heads into June with a flurry of activity expected.

Rupertswood a Beauty of Bygone Days

When the foundation stone was laid for the build of Rupertswood on the 29th of August, 1874 over a thousand people were in attendance. Architect George Brown designed the mansion and it was constructed by George Sumner and Company. Its original interior design was by Shemmel and Shilton. The substantial entrance featuring a superb gatehouse and massive gates were designed by George Brown.

The two storey mansion featured a 100ft high tower, mansard roof and ‘widow walk’ and was surrounded by extensive gardens and parklands with a large artificial lake.

The mansion was built for Sir William Clarke in the borough of Sunbury and later passed to his son Rupert upon Sir Clarke’s passing. Rupertswood is of historical significance as it is the birthplace of the Ashes Cricket Series. The historic match was played at Rupertswood during the tour of 1882 and Lady Clarke presented the victorious Captain of the visiting English XI, Ivo Bligh, an urn containing the burnt bails from the match. Entertainment was the order of the day, with hunts, balls and house parties often held by the Clarke family. Their guests arrived by train at the Estate’s own private Railway Station, which was still in use until 2004.

This delightful mansion from yesteryear is a fascinating example of how the addition of exterior and interior architectural decorative mouldings add charm and beauty to the original design.

The decorative mouldings at that time would have been constructed from stone or cement masonry and quite heavy and difficult to place and expensive to repair. At the time such works had to be completed by artisan stone masons at great expense.  In this day and age it is so easy to add the beautiful finish a decorative moulding creates.  The Finishing Touch make a unique lightweight moulding, used on many house designs in Melbourne and surrounds. A current project  for the Finishing Touch is in Strathmore for a sixty square French provincial home, supplying and installing seventy metres of French provincial eave moulding (model #PE8200), sized 195mm x 155mm, nine metres of French provincial chimney parapet mouldings (model #P8155), sized 155mm x 120mm, ten metres of flatband moulding (model #DGB100), sized 100mm x 20mm, two hundred and thirty metres French provincial window architraves (W1100), sized 100mm x 45mm for thirty four windows and forty four metres of French provincial window sills (model #WSR15), sized 135mm x 185mm. At the base of the front of the house fifteen metres of flatband plinths (model #M35), sized 250mm x 60mm, were supplied. Creating a stylish façade are seven French provincial arches (model #W1100), sized 100mm x 45mm and one keystone (model # K8212) 270mm high x 230mm wide x 75mm deep.

A sixty five square French provincial home in Brighton also sports a stylish façade with the addition of the Finishing Touch lightweight decorative mouldings which include eighty one metres of French provincial window architraves (model #W1100), sized 100mm x 45mm for twelve windows and six French provincial window arches (model #W1100), sized 100mm x 45mm, which are further decorated with five French provincial keystones that sit in the middle of the arches (model #GK3), 190mm high x 140mm wide x 65mm deep. Other lightweight mouldings adding to the fine finish are sixty metres of parapet moulding (model #P7180),sized 180mm x 95mm, which sits between the upper and lower levels of the building. Also, one hundred and forty two metres of French provincial under gutter moulds (model #PE70), sized 70mm x 70mm, on the second storey around the perimeter of the building and downstairs where the roof extension extends from the building.

Two units that are a post-modern design with French provincial influences, each thirty five squares in Ashwood, have been finished with Finishing Touch decorative mouldings, 4.8 metres of eave parapet mouldings (model #PE4TRI), sized 150mm x 150mm, 84 metres of under gutter mouldings (model #PE70), sized 70mm x 70mm and 7.2 metres of parapet mouldings (model #EP28), sized 170mm x 90mm.  twenty four metres of quoining (model #Q300), sized320mm x 30mm, added an interesting touch, along with 19.8 metres of stringer moulding (model #M22), sized 100mm x 45mm.  Twenty windows in Unit 1 and thirteen windows in Unit 2 have been completed with 208 metres of window architraves (model #W1100), sized 100mm x 45mm and 7.2 metres of window sills (model #WSR1), measuring 140mm x 210mm.

At the Finishing Touch we’ve been busy lately. We have supplied and installed (using our recommended installer) decorative mouldings for a forty five square, post-modern residence in Forest Hills. The crowning glory is the 215mm high Keystone (code # K125) centred above the mitre of the building.  Twelve metres of parapets (code #P7180), sized 180mm x 95mm, seventy five metres of under gutter mouldings (code # PE70) sized 70mm x 70mm, fifty one metres of window architraves (code # W1090) sized 90mm x 40mm and 9.6 metres of window sills (code # WS5RT), sized 133mm x 91mm made up the full complement of decorative mouldings.

A sixty square, French provincial home in East Malvern is currently under development and requires decorative mouldings:
Seventy five metres of French provincial parapet mouldings (model # P8300), sized 300mm x 235mm.
Six metres of French provincial feature parapet (Model #P8430) sized 430mm x 335mm, sits over the top of the above parapet, in the middle as a feature.

A builder renovating and restoring a property in Wellington Street, Collingwood, amongst an area of factories and large commercial buildings and showrooms, required six metres of flatband decorative mouldings with a thirty millimetre reveal. This was a special build, custom built to suit and supply only.

Another builder required supply only decorative mouldings for a 60 square French provincial home in East Brighton. The façade should be eye catching with five arches for the five front windows (code # W1090) topped with keystones above the arches (code # GK3) sized 190mm x 140mm x 65mm. Other decorative mouldings supplied were:

Increasing Housing Supply

The Property Council of Australia welcomed a report released in December 2016 on housing affordability, saying governments need to focus on solutions that will make a difference to housing affordability for all Australians. The report was released by CoreLogic and Australian National University showing an increasing gap between household income and the amount needed for a 20 per cent deposit to purchase a home.

“This new report shows the problem for all to see – now we need solutions that will make a difference, not political distractions,” said Ken Morrison, Chief Executive of the Property Council. “Real solutions are required to ease housing prices for home buyers – and that is largely through increasing the supply of housing.” Melbourne house prices are 30% cheaper than Sydney prices and Melbourne has had 112,000 more building approvals over the last decade, illustrating that more supply results in lower prices. However, although Sydney has the highest shortage, Melbourne still needs more housing to meet demand.

The other factors that affect housing supply are unnecessary delays and costs, which drive up the costs of new dwellings.  Ken Morrison said that all levels of government, Commonwealth, State and Territories, need to take responsibility and strike a deal to incentivise reform to fix the housing supply problem.

It would certainly be good news to builders and suppliers to the building industry to see governments working together to help increase housing supply. The Ai Group and Housing Industry Association Performance of Construction Index (PCI) rise in February 2017 to 53.1 showed a pleasing increase in construction activity for housing, but the current forecast by HIA predicts a drop, levelling out to 172,000 dwelling construction starts in 2018. However, HIA also reported that demand associated with population growth remained reasonably robust, particularly in Melbourne, and that new house construction would remain at historically healthy levels despite dropping back from the record levels of today. Apartment and town house constructions would be the most contracted, falling from 111,810 to 69,940 starts. Detach house construction would be less affected, with starts dropping from 116,420 to 104,440.
